Building A New Home
You have decided to build a new home.
This is a very exciting decision. Everything in your new home will be done exactly how you want. You can select everything yourself. You can make all the design decisions about your home so that it’s customized to your liking and needs when you move in. How hard can this be when you are starting from scratch?
Sounds like a great idea, right?
Most homeowners drastically underestimate the amount of skill needed, the number of decisions that need to be made while building, and the amount of time and research needed to educate themselves enough to make those decisions while simply hoping to get the desired results within their allotted budget and timeframe.
Many of these homeowners tell me that they had no idea how difficult and monumental the task of building a home actually is. The amount of time, energy, and knowledge that it actually takes.
However, most homeowners who embark on a new build realize right away that a successful build requires more than a set of house plans and a good contractor. There are hundreds of design details involved in building a new home beyond what is seen on a set of rough house plans. A set of house plans, whether they have been purchased or customized, are only the first stage of the design process.
House plans, even when created for you by an architect, do not include the level of detail needed to create a beautifully designed custom home that reflects all of your design tastes and all of the design decisions needed for building.
Here are just a few examples of the many additional details that need to be designed and selected when building a new home:
Design of the kitchen and selection of all products and design elements within the kitchen, such as flooring, lighting plan, appliance selection, countertop selection, cabinetry design, cabinetry details, color, selections, backsplash design, and product selection, plumbing fixture selections, millwork selection, proper space planning.
Design of all of the bathrooms in the home. Each requires a shower design, tile selection and layout, plumbing fixture selection, lighting plan, lighting fixture selection, vanity design, countertop selection, plumbing fixture selection, color selection, flooring selection, hardware selection, mirror selection, cabinet knobs selection, and proper space planning.
Selections of all flooring, hardware, windows, architectural details, molding, selections, door knobs, selections, color, selections, interior, lighting, plan, window, treatment, treatment selections, furniture, layout, and selections.
Exterior selections, roof color, siding color, trim color, exterior hardware, exterior lighting, and the list goes on.
But it’s not just knowing what needs to be selected; it’s the order in which to select items, when they’re needed in the construction process, and how each design decision or selection affects other construction elements or design decisions.
Then, of course, you need to know what products will give you the quality and longevity that you desire.
Of course, the ordering of all of these selections and the organization system needed to get everything where it needs to be are a large part of what goes into a new-build project.
Savvy homeowners realize the value of hiring a designer at the start of the building of a new home. The cost of hiring a professional designer at the beginning of the project ensures that, in the end, after spending the time, energy, and money that it takes to build a new home, you will be happy with the results.
The beautifully designed and decorated homes that we all admire can not be put together by making random design selections independently while trying to balance the demands of work and family. They are created by designers who use their expertise to develop a well-thought-out focused design plan for the space. This plan considers every element of the finished home and how it will be used by the homeowner. It considers proper space planning for all of the tasks that go on in the space, it considers the likes and tastes of the homeowner, budget constraints, using the appropriate product usage, and architectural continuity for the overall home.
This plan is created strategically so that no element is left to chance, and everything is created to work together to create a beautiful, well-functioning space using the appropriate products and finishes for the application. Sitting down with a designer for a few meetings and being able to visualize all of the products, textures, and selections of your new home in a cohesive way is much more doable for most busy homeowners. It also makes the process of building much less stressful and demanding.
Until Next Time,
